Low Odor High Traffic Coatings
Polished concrete floors have become a popular choice for many commercial settings due to their sleek, modern appearance and durability. However, despite their hardened surface, they are not as stain-resistant as many business owners believe. Spills from food, drinks, or chemicals can seep into the porous surface of the concrete. This leaves unsightly blemishes that can be difficult to remove. In addition, alkaline and acidic fluids like lemonade, energy drinks, and soda can etch the surface of the concrete. This can be particularly problematic in high-traffic areas where the likelihood of spills and stains is increased… unlike low odor high traffic coatings.
To protect finished concrete floors from staining, a floor coating is often applied. These coatings create a barrier over the concrete, preventing substances from penetrating the surface and causing discoloration. They also add an extra layer of durability, helping to extend the life of the floor. However, not all floor coatings are created equal, and some can pose challenges during application.
Issues With High Foot Traffic Coatings
One of the main issues with many floor coatings is their high odor. The strong smell emitted during the application process can be unpleasant and even overpowering for those in the building. This is due to the presence of Volatile Organic Compounds (VOCs) in the coating. In a commercial setting, the high odor and VOC content of these coatings make them impractical to apply when customers are present. The fumes can cause discomfort and health concerns, leading to a poor experience for patrons. Additionally, the business may be required to close temporarily during the application process to ensure customer safety, resulting in lost revenue and inconvenience.
Solutions
While polished concrete floors offer a modern and durable option for commercial spaces, they require protection from stains. Floor coatings provide this protection but often come with high odor and VOC content, making them unsuitable for application in the presence of customers. Therefore, a low-odor, VOC-free coating is the best option for these scenarios. These coatings offer the same level of protection without the drawbacks of traditional high-odor, high-VOC alternatives, allowing businesses to maintain their operations while enhancing the longevity and appearance of their floors.

In addition to being a low odor, VOC free concrete coating, it’s also slip resistant and holds back hydrostatic pressure. For diamond ground concrete it’s recommended to apply the coating with an airless paint sprayer. This allows a small team of applicators to apply two coats all in one day, across tens of thousands of square feet of concrete. The base coat can also be pigmented if a solid, opaque color is desired.
